The staff is consistently courteous, incredibly nice. The hotel is set in a great and unbeatable location so close to the restaurants and stores, White Mountain National Forest hiking trails and Woodstock. And it's by Pemigewasset River.

The place is old, poorly maintained (a cracked window, for instance) and not clean, with uncomfortable beds. It gives a general feeling of slams. It is highly recommended to pay some extra dollars and choose a better place to spend the night at.

The breakfast was very very good with plenty of options. the room was great value for money, reasonably large, and the bed was comfortable. - the location was comfortable and nice for traveling around Lincoln, close to the river, hiking in the White Mountains, the visitor center, and several trailheads.

What a bargain this place is. It was very clean, the staff welcoming and for our overnight stay, we had all the conveniences of a hotel with king bed, air conditioning, cable tv, fridge and good hot shower in the morning.This is not a fancy place, it is a motel after all, but if you need a brief stayover and are on a tight budget, I highly recommend this place.

It was a bit out of the way for us for we were coming from Waterville Valley. It took us about 40 minutes to get there and I thought it would take us 10 minutes. I guess it was my fault because I looked for hotels "near Waterville Valley". 40 minutes away is not quite '"near" in my opinion.
